Frequently asked questions
When must a deposit be refunded?
Within 7 days of the expiry of the lease where no repairs are needed, and within 14 days of restoration of the premises to the landlord where repairs are required. The deposit must be invested in an interest-bearing account and the interest paid to the tenant.
Can a landlord add a surcharge to municipal charges?
No. The landlord may recover actual consumption charges and must provide a copy of the municipal account on request, but may not add a surcharge.
May a lease be cancelled early?
Where the Consumer Protection Act applies, a tenant may cancel on 20 business days' written notice, subject to a reasonable cancellation penalty. The lease records how that is calculated.
